Case No. CJ-2016-677 NOTICE OF SHERIFF’S SALE NOTICE is hereby given that on the 7th day of December, 2016, at 10:00 o’clock a.m., at the Cleveland County Courthouse, the undersigned Sheriff of said County will offer for sale and sell for cash at time of sale, at public auction to the highest and best bidder, with appraisement, all that certain real estate situated in Cleveland County, State of Oklahoma, to wit: Lot Fifteen (15), Block Three (3), PRIDE ADDITION #34, Cleveland County, Oklahoma, according to the recorded plat thereof. and 2007 REDMAN BROOKHOLLOW MOBILE HOME VIN: 124000H011720ab (the “Property”) Subject to taxes and tax sales, the property was duly appraised at $100,000. Sale will be made pursuant to Order of Sale issued upon Judgment entered in the District Court of Cleveland County, State of Oklahoma, in the above entitled cause, wherein 21st Mortgage Corporation was Plaintiff and Kristin Gassaway; John Doe, spouse if any of Kristin Gassaway; Edward Wilkison; Jane Doe, spouse if any of Edward Wilkison; Pride 34 Homeowner’s Association, CACH, LLC; Tim Wynn; Jane Doe, spouse if any of Tim Wynn; Tinker Federal Credit Union; United States of America, ex real Internal Revenue Service; Occupants of the Premises, if any; State of Oklahoma ex real Oklahoma Tax Commission (mobile home division); County Treasurer of Cleveland County, Oklahoma; and Board of County Commissioners of Cleveland County, Oklahoma were Defendants, to satisfy the Judgment of the Plaintiff and the lien of the Defendants as follows: 1. To the payment of the costs of said sale in this action; 2. To the Plaintiff, the sum of $68,440.20, together with interest as of April 6, 2016 in the amount of $4,537.59 thereon and accruing thereafter at 13.38% until paid to the date of judgment; post-judgment interest thereafter at the contract rate, until paid; abstract expenses, late charges, advances for taxes and insurance, and all other expenses, fees, charges, advances, taxes, assessments, and costs of this action, including a reasonable attorney’s fee of $1,500.00, for which amounts said mortgage is a first, prior and superior lien upon the real estate and premises above described, for which amounts said mortgage is first, prior and superior lien upon the real estate and premises above described; 3. To Defendant Tim Wynn the sum of $24,894.85; and 4. That the residue, if any, to be paid to the Clerk of this Court to await further Order of this Court. including the reasonable expenses and costs of this action, including the payment of any prior mortgage interest, taxes, or prior liens, accrued and accruing.
