Notice is hereby given that on the 2 day of November, 2016, at 10:00 o’clock, A.M., (location at Courthouse or Room #), 200, of the Cleveland County Courthouse in Norman, Oklahoma, the undersigned Sheriff will offer for third alias sale and sell for cash to the highest and best bidder, subject to real estate ad valorem taxes, superior special assessments and all interests of record, if any, except the Mortgage and interests foreclosed herein on the following described real property, to-wit: Lot Nineteen (19), WALNUT HILLS II, a part of the South Half (S/2) of the Northwest Quarter (NW/4) of Section Thirty-five (35), Township Nine (9) North, Range One (1) East of the Indian Meridian, Cleveland County, State of Oklahoma, according to the U.S. Government Survey thereof, further described as: Commencing at the Southwest Corner of the Northwest Quarter of said Section; thence North 89 degrees 52’20” East a distance of 2426.92 feet; thence North 0 degrees 10’19” West a distance of 329.97 feet to the point of beginning; thence continuing North 0 degrees 10’19” West a distance of 329.27 feet; thence North 89 degrees 52’20” East a distance of 190.00 feet to the East line of said Northwest Quarter; thence along said East line South 0 degrees 10’19” East a distance of 329.27 feet; thence South 89 degrees 52’20” West a distance of 190.00 feet to the point of beginning. According to the recorded Survey filed in Book 1108 at Page 50 and in Book 15 at Page 150. AND Lot Twenty (20), WALNUT HILLS II, a part of the South Half (S/2) of the Northwest Quarter (NW/4) of Section Thirty-five (35), Township Nine (9) North, Range One (1) East of the Indian Meridian, Cleveland County, State of Oklahoma, according to the U.S. Government Survey thereof, further described as: Commencing at the Southwest Corner of the Northwest Quarter (NW/4) of said Section; thence North 89 degrees 52’20” East a distance of 2236.92 feet; thence North 0 degrees 10’19” West a distance of 329.27 feet to the point of beginning; thence continuing North 0 degrees 10’19” West a distance of 329.97 feet; thence North 89 degrees 52’20” East a distance of 190.00 feet; thence South 0 degrees 10’19” East a distance of 329.27 feet; thence South 89 degrees 52’20” West a distance of 190.00 feet to the point of beginning. According to the recorded Survey filed in Book 1108 at Page 50 and in Book 15 at Page 150, commonly known as 18661 Hermes Court, Norman, OK 73026 (the “Property”) Third alias sale will be made pursuant to a Special Execution and Order of Third Alias Sale issued out of the office of the Court Clerk in and for Cleveland County, Oklahoma, and pursuant to said judgment reserving the right of Plaintiff to recall said execution by oral announcement and/or order of the Court, prior to the third alias sale, said judgment entered in the District Court in and for said County, State of Oklahoma, in Case No. CJ 2015-1286, entitled Lakeview Loan Servicing, LLC, Plaintiff, vs. Ronald L. Bain, Jr., et al., Defendants, to satisfy: FIRST: The costs of said action accrued and accruing; SECOND: The judgment and first lien of the Plaintiff, Lakeview Loan Servicing, LLC, in the sum of $127,219.99 with interest thereon at the rate of 4.25% per annum from December 1, 2014, as adjusted, if applicable, until paid; advances for taxes, insurance and preservation expenses, accrued and accruing; abstracting expenses, accrued and accruing; bankruptcy fees and costs, if any; and an attorney’s fee, plus costs, with interest thereon at the same rate, until paid. Persons or other entities having interest in the property, including those whose actual addresses are unknown and persons or other entities who have or may have unknown successors and such unknown successors are hereby notified are: Ronald L. Bain, Jr.; Occupants of the Premises a/k/a Jennifer Calhoun; Property Owners Association of Walnut Hills II a/k/a Walnut Hills Homeowners’ Association; American First Title and Trust Company.
