Case No. CJ-2015-1527 W NOTICE OF SHERIFF’ SALE STATE OF OKLAHOMA TO: LADONNA STAFFORD; THE UNKNOWN SPOUSE, IF ANY, OF LADONNA STAFFORD; DEBORAH FLIPPO MELVIN a/k/a DEBORAH DELORIS MELVIN; THE UNKNOWN SPOUSE, IF ANY, OF DEBORAH FLIPPO MELVIN a/k/a DEBORAH DELORIS MELVIN; The Unknown Occupants or Residents, if any, of the Subject Property; and to the general public and all interested parties: Notice is hereby given that pursuant to a Special Execution and Order of Sale issued out of the District Court of Oklahoma County, State of Oklahoma, in an action wherein DAN FLANIGAN and ANN FLANIGAN, were Plaintiffs, and LADONNA STAFFORD, et al., were Defendants, directed to me, the undersigned Sheriff of Cleveland County, commanding me to levy upon and sell with appraisement the following described property in Cleveland County, State of Oklahoma: Part of the West Half (W/2) of the Southeast Quarter (SE/4) of Section Thirty Three (33), Township Ten (10) North, Range One (1) East of the Indian Meridian, Cleveland County, Oklahoma being more particularly described as follows: Commencing at the Southeast corner of the West Half (W/2) of the Southeast Quarter (SE/4) of said section; thence North 89º15’01” West a distance of 342.37 feet; thence North 00º11’22” West a distance of 1674.00 feet; thence North 89º15’01” West a distance of 664.50 feet to the true Point of Beginning; thence North 89º15’01” West a distance of 322.50 feet; thence North 00º11’22” West a distance of 338.00 feet; thence South 89º15’01” East a distance of 322.50 feet; thence South 00º11’22” East a distance of 338.00 to the Point of Beginning, which is also known as 17200 Moonview Circle, Newalla, Oklahoma: to satisfy the judgment and decree of foreclosure in favor of said Plaintiff against Defendant LADONNA STAFFORD, as of August 12, 2015, in the principal sum of $26,800.00, with interest accruing at the statutory rate from the date of judgment until paid in full, plus abstracting expenses, late fees accrued and accruing, unpaid real estate ad valorem taxes in the amount of $4,880.92 and all necessary costs and expenses, and a reasonable attorney’s fee as provided in said Agreement, plus abstracting expenses in the amount of $100.00, costs accrued to date of judgment int he amount of $287.66, and all costs accruing hereinafter, plus an attorney’s fee in the amount of $3,500.00, plus all other costs advanced for preservation and security purposes, property taxes, and insurance, if any. I will on the 6th day of July, 2016, at the hour of 10:00 o’clock a.m. of said day, in the Room 200 of the Cleveland County Office Building, 201 South Jones, Norman, Oklahoma, offer for sale and sell to the highest bidder for 100% cash at time of sale, the said property above-described, or as much thereof as will satisfy said judgment with interest, costs and attorney’s fees, said sale to be subject to all real property taxes owing on said property, if any, and without warranties of title; the appraised value of said real property being the sum of $30,000.
