Case No. PB-16-13 NOTICE OF SALE OF REAL PROPERTY Notice is hereby given, pursuant to an Order of the District Court of McClain County, Oklahoma issued the 28th day of April, 2016, in the Matter of the Estate of Ruby Lee Brents, Deceased, the undersigned Personal Representative of the Estate, will sell at Private sale to the highest bidder for cash, subject to confirmation of said Court, on or after the 27th day of May 2016, all the right title and interest and estate of Ruby Lee Brents, Deceased, at the time of her death, and all right, title and interest that the said estate has, by operation of law, or otherwise, acquired in and to all real property, situated in Cleveland County, Oklahoma to wit: The South Half (S/2) of the North Half (N/2) of the Southwest Quarter (SW/4) AND The South Half (S/2) of the Northwest Quarter (NW/4) of the Southeast Quarter (SE/4) of Section Eight (8), Township Six (6) North, Range One (1) East of the Indian Meridian, Cleveland County, Oklahoma, LESS AND EXCEPT: Part of the South Half (S/2) of the North Half (N/2) of the Southwest Quarter (SW/4) of Section Eight (8), Township Six (6) North, Range One (1) East of the Indian Meridian, Cleveland County, Oklahoma, being more particularly described as follows: Commencing at a found #4 bar, said point being the Northwest Corner of the Southwest Quarter (SW/4) of said Section 8; thence South 00°05'49" West along and with the West line of said Southwest Quarter (SW/4) a distance of 857.10 feet to a set CST nail with a J&A 1484 shiner, said point being the point of beginning; thence North 89°23'11" East, departing said West line, a distance of 473.52 feet to a set #3 bar with a J&A 1484 cap; thence South 00°05'49" West, a distance of 460.00 feet to a set #3 bar with a J&A 1484 cap, said point being on the South line of the South Half (S/2) of the North Half (N/2) of said Southwest Quarter (SW/4); thence South 89°23'11" West along and with the South line of the South Half (S/2) of the North Half (N/2) of the Southwest Quarter (SW/4), a distance of 473.52 feet to a found mag nail, said point being the Southwest Corner of the South Half (S/2) of the North Half (N/2) of the Southwest Quarter (SW/4); thence North 00°05'49" East, along and with the West line of said Southwest Quarter (SW/4) a distance of 460.00 feet to the point of beginning. The above described property will be sold to the highest bidder for cash, as is, where is. The property is being sold for the reason that the estate needs to pay the debts of the decedent and the estate has insufficient funds to pay these debts and the sale of the property is in the best interest of the estate and heirs thereto.
